How to Park Your California Real Estate License in 5 Steps

Park Your California Real Estate License

You've made the decision. You're done paying board, association, and MLS dues on a license you rarely use, and now you just want to know how to park your real estate license without breaking anything. If you're still weighing the idea, our guide on what it actually means to park your real estate license in California covers the why. This post is the how. Five steps, all done online, to move your California real estate license to CURB.

One quick note before we start. Most of what you'll find online about switching real estate agents, or how to change real estate agents in the middle of a deal, is written for home buyers and sellers. This guide is for the licensee. You're not firing an agent. You're changing the broker your license hangs under.

Before You Start: What to Have Ready

Parking runs through two systems: CURB's application on our site and the Department of Real Estate's eLicensing portal. Gather these first, so you're not hunting for passwords halfway through:

  • Your DRE license ID number (it's on your license and in DRE's public license lookup)

  • Your eLicensing username and password, or a few extra minutes to create an account if you've never logged in

  • Access to the email address DRE has on file for you

  • A quick list of any open escrows or active listings you have with your current broker

  • Your independent contractor agreement with your current brokerage

That last item matters more than people expect. Your agreement with your current broker controls things like notice periods and fees on pending deals. Parking your license doesn't cancel those terms, so read them before you file anything.

Can I park my real estate license without my broker's release?

Yes. Your current broker doesn't need to release your license before you move it. DRE lets you change your responsible broker yourself through eLicensing.

It's still smart to tell your broker in writing, especially if you have deals in progress. We'll cover that in Step 5. Our license parking FAQ answers related questions about MLS access, commercial deals, and going back to full Realtor status.

Step 1: Submit the CURB Membership Application

Start with the CURB membership application. It asks for your contact details and license information, and it tells us you're coming so your file is set up on our end.

Fill it out carefully so your name and license number match what DRE has on record.

Plan to finish Step 1 and the eLicensing steps on the same day. Our join page asks you to complete both on the same day.

Step 2: Watch for Your Welcome Email and Broker Details

After CURB reviews your application, you'll receive a welcome email within 24 hours confirming your membership. You'll also need two details from our join page to type into eLicensing:

  • CURB's real estate broker license number in California: 00823528

  • The broker email you'll enter at the end of the DRE form: broker@CURB.estate

Can't find the email? Check your spam and promotions folders. If it still hasn't shown up the next day, call us. Broker phone support runs from 12 PM to 8 PM Pacific.

Step 3: Log Into DRE eLicensing

Go to DRE's eLicensing portal at secure.dre.ca.gov/elicensing and sign in. If you've used eLicensing before, sign in with your existing login.

If you don't have an online profile with DRE yet, you'll need to create one first.

Keep our join page open in another tab so the broker number and email are in front of you.

Step 4: Add CURB as Your Responsible Broker (DRE #00823528)

can I park my real estate license

This is the step that actually moves your license. From your eLicensing page:

  1. Click Add Responsible Broker.

  2. Enter the employer license number 00823528, then click Display Employer Information.

  3. When CURB's broker name appears, click Save Broker Information.

  4. When asked whether your responsible broker is available to certify your salesperson affiliation, select No.

  5. When asked whether you'd like to enter your employer's email address, select Yes.

  6. Enter broker@CURB.estate and submit.

Why you answer No to the broker certification question

This screen trips people up. Answering Yes assumes your broker is right there with you, ready to certify the affiliation on the spot. That's not how a remote brokerage works.

Selecting "No" and then adding the broker's email is the exact path our join page lays out for parking with CURB. If you're unsure at this screen, call us at 888-279-4230 before you submit.

Small mistakes that slow the switch down

Most delays come from the same handful of slips, and all of them are easy to avoid:

  • Typing the broker number with a missing zero. It's eight digits: 00823528.

  • Leaving your DRE email address out of date, so confirmations land in an inbox you don't check anymore.

  • Answering "Yes" on the certification screen out of habit.

  • Skipping the CURB application and going straight to eLicensing.

If you think you made one of these slips, call us at 888-279-4230 before you file anything new.

Step 5: Confirm the Change and Know What Happens Next

Once you submit, the forms are done. Give DRE's system time to process the change, then check it two ways. First, look at your eLicensing page. Second, search your name in DRE's public license lookup. Your record should list CURB as your responsible broker. If anything looks wrong, double-check the broker number you entered and give us a call.

How long does the DRE change take?

Your part takes just a few clicks. The processing on DRE's side doesn't run on a fixed clock, and we won't promise one we can't control. What we can tell you is the order of events: CURB sends your welcome email within 24 hours of your application, and DRE's system updates your record once your eLicensing request is processed. Check your eLicensing page and the public lookup until CURB shows as your responsible broker.

When do you stop paying your old brokerage?

That depends on your agreement with them, not on DRE. Some brokerages bill through the end of the month you leave. Others charge a fee on deals that started under them and close after you go. Send written notice the same day you file in eLicensing, and ask for a final statement so nothing surprises you later.

Your local association and MLS are separate memberships. Parking with CURB means you don't have to belong to them, but you'll end those memberships directly with each organization. Ask how they handle any remaining dues.

Have a listing in progress? According to our FAQ, it can move with you. Your current broker and the seller sign a Listing Transfer Form with your local MLS.

Earning referral fees after you hang your real estate license

When you hang your real estate license with CURB, it stays active, and you don't need to join CAR, NAR, or a local board to keep it that way. You can refer buyers and sellers to other agents and earn referral fees, and you can move back to full Realtor status later if your plans change. The one thing you give up while parked is using the Realtor® title.

If you're still comparing real estate agent referral companies, do two quick checks before signing up anywhere. Look up the broker's license on DRE's public lookup, and confirm how referral fees get paid to you. A real estate referral company should answer both without hesitation.

Parking doesn't limit you to referrals, either. According to our FAQ, CURB agents can also handle commercial transactions, leases, and business opportunity sales anywhere in California. There are no required meetings and no sales minimums, so you work at your own pace. You can sign transaction forms from your phone, use CURB's in-house transaction coordinator or your own, and book free one-on-one training if you decide to get more active later. And if you ever want full board and MLS access again, email us, and we'll process your license back to active status within 24 hours.

FAQs

Can I park my real estate license without quitting my current brokerage first?

Yes. In California, your current broker doesn't have to release your license before you park it. You change your responsible broker yourself online through DRE eLicensing. Just check your contractor agreement for any notice period and tell your old broker in writing.

Where can I hang my real estate license if I only want to do referrals?

You can hang your real estate license with a licensed California broker that supports referral-only agents, such as CURB. Your license stays active, and you can earn referral fees without joining a local board, CAR, or NAR. When comparing real estate agent referral companies, confirm the broker's license on DRE's public lookup first.

Do I need a real estate broker license in California to park, or can salespeople do it too?

Both can park. Salespersons and broker licensees can affiliate with CURB, whose own real estate broker license number in California is 00823528. The eLicensing steps are the same; you add CURB as your responsible broker and answer the certification question.

How long does it take to change brokers on DRE eLicensing?

The eLicensing change takes just a few clicks. CURB sends a welcome email within 24 hours of your application, and DRE's processing time varies. Check your eLicensing page and DRE's public license lookup until CURB shows as your responsible broker.

How do I get help parking my California real estate license with CURB?

Start with the CURB membership application on our join page, then complete the eLicensing steps the same day. If you have a pending escrow, an active listing, or an unusual contract, contact a CURB broker before you file. Broker phone support runs 12 PM to 8 PM Pacific.
